What exactly is Nighthawk Property Care?+
Nighthawk Property Care is a professional property oversight service for homeowners who are away — whether seasonally, temporarily, or for extended periods. We perform scheduled visits to your home, conduct a systematic visual inspection of the interior and exterior, document conditions with photographs, and deliver a written report after every visit.

We fill the gap between doing nothing and full property management — providing structured, documented, professional-grade oversight without repairs, diagnostics, or contractor work.
Why not just ask a neighbor to keep an eye on things?+
Neighbors are well-meaning, but they aren't trained to inspect a property. A friendly walk-by doesn't catch a slow water intrusion behind a wall, a compromised entry point, evidence of pest activity, or drainage pooling near your foundation. And neighbors have their own lives — vacations, schedules, and obligations that make them unreliable when it matters most.

Nighthawk uses a systematic inspection protocol on every visit — the same process, every time, at every property. We document what we see with photographs and deliver a written report. That consistency is what catches problems early, before they become expensive ones.
Beyond inspection quality, there's also accountability. If something goes wrong, a trained and insured professional with documented visit records is a very different position than relying on a neighbor's memory.
Is Nighthawk a home inspection, property management, or security company?+
None of the above — and that clarity is intentional.

We are not a licensed home inspection company. Licensed inspectors assess properties for real estate transactions and provide engineering-level evaluations. We observe and document visible conditions on an ongoing basis.

We are not a property management company. We don't collect rent, manage tenants, or handle property finances.

We are not a security company. We don't monitor alarms, conduct daily patrols, or provide security response.

What we are is a professional property oversight service — trained eyes on your home, on a consistent schedule, with professional documentation delivered after every visit.
Do you perform repairs or coordinate contractors?+
Nighthawk does not perform repairs, cleaning, pest control, or trade work of any kind. Our role is to observe, document, and report — and to alert you promptly when something needs attention.

If a finding warrants a professional evaluation, we'll note it clearly in your report and recommend the appropriate type of service provider. With your authorization, we can coordinate access to your property for vendors you select — but we do not supervise, evaluate, or approve contractor work.
Does my homeowner's insurance require regular property checks?+

We strongly recommend contacting your insurance provider before leaving your home unoccupied for an extended period. Ask specifically about their vacancy requirements and whether professional property oversight visits satisfy those requirements.

Can your documentation support an insurance claim?+
Yes. Our baseline inspection establishes a documented condition record of your property from the first visit forward. Every subsequent visit report adds to that record — with dates, photographs, and written observations.

In the event of a claim, this documentation can clearly establish what the property's condition was before a loss event, and that the home was being actively monitored by a professional service. We cannot advise you on insurance matters, but your insurer or agent can speak to how professional oversight documentation factors into their process.
What does a visit actually look like?+
Every Nighthawk visit follows the same structured protocol. We arrive, photograph the property from the front, and walk the full perimeter before beginning the detailed inspection. We systematically evaluate all visible interior and exterior areas — entry points, roof, drainage, foundation, walls, grounds, and more — using a consistent inspection framework on every visit.

Every area is rated using our four-level severity system: Normal, Monitor, Recommended Attention, or Urgent. Findings rated Monitor or above are photographed and described in detail. A written report is delivered to you within 24 hours of every visit.
How will I know if something is wrong at my property?+
It depends on severity. For items rated Monitor — minor things to watch over time — you'll see them in your written report after the visit. For Recommended Attention findings, you'll receive notification in your report and a direct message from us.

For anything rated Urgent — an unsecured entry, active water intrusion, a broken window, or any condition that poses immediate risk — we contact you by phone immediately. We do not wait for the written report.
What is the baseline inspection and why does it matter?+
Every new client begins with a baseline inspection — a comprehensive first visit that establishes the documented starting condition of your property. This creates the reference point that every future visit is compared against.

The baseline includes a thorough walk of all visible areas, extensive photo documentation, and a written baseline report delivered to you for your records. It typically takes 60–90 minutes and captures a complete picture of your property's condition on day one. This record is also valuable documentation in the event of an insurance claim or ownership dispute.
What happens if you arrive and I'm unexpectedly home?+
Please let us know as soon as you know your travel plans are changing. A quick call or text before your arrival date is all we need to pause or reschedule that visit. We never want to arrive unannounced when you or a guest are in the home.

If your schedule is changing, just reach out — we'll adjust without issue.
Do you check on the property after storms?+
Yes. Arizona's monsoon season, high winds, and hail events create real risk for unoccupied homes. Storm inspection visits are available as an add-on for any client and are prioritized within 48 hours of a major weather event.

Storm visits include a focused inspection of the exterior for visible damage, water intrusion points, debris, and any conditions requiring immediate attention — with a written report delivered the same day.
How is Nighthawk priced?+
Nighthawk uses a simple size-based monthly membership model — because larger homes take more time to inspect thoroughly.

A one-time enrollment fee of $99 covers onboarding and your first month. Monthly membership includes two scheduled visits, full written reports, photo documentation, and immediate homeowner alerts for any finding rated Monitor or above. The first visit is a complimentary full property assessment included in your first month.

Do I pay when I'm using the home myself?+
Monthly membership continues regardless of whether you're in town — but we'll simply skip scheduled visits during any period you notify us you're home. Let us know your plans and we'll adjust the schedule accordingly.

For clients with extended stays, we can discuss seasonal pause options on a case-by-case basis.
How do I cancel if I need to?+
We require 30 days written notice to cancel membership. There are no long-term contracts and no cancellation penalties beyond the notice period. We earn your continued business through the quality of our service — not by locking you in.
How do I get started with Nighthawk?+
Getting started is straightforward. Book a brief consultation call using the link on our Contact page — we'll learn about your property, answer your questions, and confirm the right membership tier. From there, we'll schedule your baseline inspection and get your property enrolled.

Most clients are fully onboarded and receiving reports within the first week.
How do you access my property?+
We work with whatever access method you're comfortable with — a lockbox, a smart lock code, or a key copy held securely. Access details are discussed during onboarding and documented in your service agreement.

Property access is used exclusively for scheduled visits and any vendor coordination you authorize in writing. We do not share access information with any third party without your explicit approval.
What areas do you serve?+
Nighthawk Property Care currently serves Phoenix, Scottsdale, and Paradise Valley, with expansion underway across greater Maricopa County. If your property is in the Phoenix metro area and you're unsure whether we cover your location, reach out — we'll let you know.
Is Nighthawk Property Care licensed and insured?+
Nighthawk Property Care operates as an Arizona LLC and carries general liability insurance. We are happy to provide proof of insurance upon request. Because we provide visual property oversight — not licensed inspection, contracting, or trade work — no additional professional licensing is required for our scope of service.
